WSM has developed a service known as ‘Comfortare’ for private purchasers. As part of this service WSM arranges financing for you (up to 80%) and handles the purchase. Another feature of the ‘Comfortare’ service is that you can arrange for your home to be let in your absence at an attractive rate of return.

Why buy in northern Italy?
WSM offers properties and projects with a high profit forecast. As a result of WSM’s permanent and long-standing presence in the Alto Adige region and the good relations it has built up with the local population over time, WSM manages to acquire plots of land and projects that would not normally become available to persons outside this closed community.

The demand for properties that are saleable without restriction is very great, particularly among Italians from outside the region. The region is also starting to be discovered by German and British property buyers and, to a greater extent, their Dutch counterparts. Indeed its popularity is rising fast not only as a holiday destination but also as a place for a principal or second home. The excellent climate and affluence of the area is a contributing factor. The high rate of employment (zero unemployment) and good infrastructure are also reasons for its growing popularity. As Alto Adige receives 90% of the tax money back from the central government in Rome the local authorities can reinvest the money in conserving the environment and enhancing the quality of the tourist attractions such as the ski areas. The region is modern, well-equipped and very hospitable.

Letting

Part of the property of WSM is intended for letting to tourists. WSM lets the properties through an associated travel organisation, which in turn arranges for their letting through large tour operators in Europe. These apartments are also for sale.

Instead of buying or selling property, a private individual can acquire a right to the use of the property from WSM. The purchase of rights of use of immovable property on a timeshare basis is regulated in the Dutch Civil Code (Civil Code, Book 7, section 10A, article 48 (a)-(g)). The rights of use sold by WSM are divided into rights valued at €5,000 and €10,000. A single right of use confers entitlement to 1 week’s holiday in a particular property for 4 or 9 people. After 5 to 10 (maximum) years WSM buys back the rights of use. The client is then able to repurchase the rights of use. If the client sells its rights of use within five years WSM buys them back at 75% of the purchase price. Rights of use may not be sold to third parties.

Tax relief is available on the capital invested in your rights of use. The value of rights of use is liable to capital yield tax in Box III (income from savings and investments). As such it is liable to a maximum of 1.2% capital yield tax. An exemption applies per person in the case of Box III. Debts exceeding a given amount** may be deducted from the capital.
